Most Realtors will not sell new construction for many reasons:
a) The commissions are lower
b) More involved, the contract alone is 30+ pages long
c) They don’t have the experience or knowledge
d) Too many changes in building codes, plans, communities, inclusions, exclusions to keep up with
e) New Home Build is an ever evolving industry
g) Don’t understand structural changes, reading of plans , utility placements, contracts etc..

Purchasing a newly constructed home from a large, small or custom builder can be over whelming even for the experienced Buyer. The choices, the locations, the inclusions, the upgrades and Builders vary.
Barbara has worked in the new home and renovation industry over her many years as a Real Estate Agent. She has over 11 years experience and keeps updated and informed on the aspects of building and renovating.
Call Barbara before you walk in that model home, open house or before calling the Custom Builder. If she is not with you on that very first important introduction, the Builder will not acknowledge her working for you.
She will take the time to guide you through the process. She will discuss the time frames, locations, Leed Homes vs Energy Star Certified vs Energy Star Qualified,(don’t be fooled) Tarion Warranty, Building codes and many other decisions you will make and things you should be aware of when deciding on that newly built home.
Barbara will also discuss the difference between purchasing a new build and a resale. Included but not limited to HST, Hook ups, Property Taxes, Assessments when and how long they take, Government incentives regarding home renovations and improvements and the list goes on.

Look at location of the Builder’s sites, but even more important is the location of your lot. Many times Barbara has seen lot descriptions incorrectly written on offers only for the Buyer to take notice when his basement has been dug.
Barbara is your overseer. The person that will keep you focused so you don’t get caught up in unneccessary upgrades and expenses. She keeps it as simple as possible and tries to save you money.
And since Barbara has extensive knowledge in design improvements and flow of the home she can help you decide and suggest structural changes to a standard plan.
BARBARA will help you coordinate the sale of your current home with a moving date to meet your new home closing. Builder’s change the closing dates on the new build often. It is important to know which Builder’s tend to meet their obligations including moving in day. Some closing dates move in no fault of the Builder such as; strikes, weather etc. Barbara will negoitate and stay in contact with the Builder’s Agent to make sure when you receive an offer on your current property that they match. She has experience and skill to keep both parties happy and meet your requirements to your Builder.

#1 thing you need to know as a Buyer, the Builder’s Sales Representative works for the Builder, not you! However, it is important to have respect and a good working relationship with this sales person. Barbara will help you and guide you to build a strong trust worthy relationship with this person.
QUESTIONS TO ASK YOUR BUILDER’S SALES REPRESENTATIVE
- Is the builder a member of the OCHBA?
- Does the Builder meet the closing dates?
- How long has the Builder been in business?
- When would closing be if I purchased now?
- How long have you been a member of Tarion? Any complaints?
- What is your Builder Warranty?
- Are you energy star certified?
- Do you build above the standard code?
- Are you the Developer of the Area as well as the Builder?
- Do the maps have engineered approval and are they stamped approved by the City? important because if they are not approved the City has very right to make changes.
- Easements, Restriction and Right Ways, what are they, where are they?
- Hydro, Cable, Phone, Street Lighting, Postal Mail Boxes and Fire Hydrants. Where are they, will you have them, what do they look like?
- Catch Basins, lot grading, where?
- Sidewalks, This can be very important. Typically, if a sidewalk is scheduled for an area, there will be a deeper set back for the house resulting in a smaller back yard. You must know in advance , especially if you want to add a pool, fence or deck.
